For most homebuyers this winter, news about the new CMHC no down
payment program seemed like a gift from heaven. Finally, we’d
all be able to own our own homes, not have to wait years while we
saved up, and with interest rates this low our mortgage payments would
be better than rent, right? Well, it sounded good anyway.
It was about three weeks before the hype died down, while buyers
eagerly called their banks inquiring about the “free ticket”
to homeownership everyone was talking about. But the truth was unfortunately,
that unless you measured up to the very rigid standards they required,
it would be next to impossible to qualify for a mortgage through CMHC’s
new program.
It sounded too good to be true, and unfortunately for many would-be
homebuyers, it was.
So where do homebuyers turn for help with getting a mortgage if they
don’t meet the strict requirements of the CMHC no down payment
program?
For many, the answer has been Artisan Financial, a Richmond Hill-based
company that has been helping homebuyers purchase with no down payment
for over 9 years now. And as one homebuyer recently discovered, getting
this type of specialized assistance can mean the difference between
getting your mortgage approved -- or dealing with the harsh reality
of not being able to secure financing at all.
“We had given up on
the idea of owning because we did not think we had the resources or
the qualifications”, said Ms. Petgrave, who turned to
Artisan after dealing directly with the banks and independent brokers
without success.
“Artisan’s innovative
programs and diligent staff made it possible for us to finally close
our purchase just weeks after applying with them. Their knowledgeable
and professional staff demonstrated their willingness to assist in
a courteous non-judge mental manner, always offering solid advice.
We will absolutely recommend Artisan Financial in the future.”
Dean Artenosi of Artisan Financial Management Services Inc. has been
housing families like the Petgraves since 1995. That’s when
Artenosi, the CEO of Artisan first began developing a strategy geared
toward renters and first-time homebuyers. To date, Artisan has helped
make the dream of home ownership a reality for close to a thousand
families across southern Ontario.
“People often get caught in the rental trap when other financial
obligations prevent them from putting money aside for a down payment,”
Artenosi said. “But by customizing a financial
management package to satisfy each individual’s needs, we can
put our clients into a home almost immediately and usually for about
the same monthly payments that they were paying in rent.”
Working with various brokers, Artisan’s financial consultants
carefully evaluate each client’s financial requirements before
structuring a financial package. Artisan consults through the purchase
process, even beyond the closing date.
